Overview
Oscar M. Kariuki is the Managing Partner at KKN Law LLP, where he established and co-heads the Firm’s Real Estate, Banking & Finance and Corporate & Commercial Departments. He is a distinguished real estate and commercial lawyer with extensive experience in complex property transactions, real estate development, secured lending, private wealth and estate planning, legal compliance and corporate governance.
Oscar advises developers, financial institutions, investors, corporations, family offices and high-net-worth individuals on the full spectrum of real estate, financing, corporate structuring and private wealth matters. His practice includes acquisitions and disposals, development projects, sectional property developments, commercial leasing, land use and development, project structuring and secured lending, as well as the establishment, structuring and ongoing management of family trusts, holding companies and other private wealth and succession structures.
He advises individuals and families on the preservation, protection and intergenerational transfer of wealth, including the structuring of family assets, succession arrangements, estate planning, family governance and the establishment and administration of family trusts and corporate holding structures. Oscar works closely with high-net-worth individuals, entrepreneurs and families to develop bespoke and legally robust structures for the ownership, management, protection and succession of family wealth and assets.
He is recognized for delivering commercially astute, pragmatic and solutions-oriented legal advice that enables clients to successfully structure, negotiate and complete high-value transactions while effectively managing legal, commercial and succession-related risk.
Prior to joining KKN Law LLP, Oscar began his legal career at the Capital Markets Authority (CMA), where he advised on licensing, securities offerings, regulatory approvals, corporate governance and compliance for capital market intermediaries and listed entities. He thereafter completed his pupillage at Muma & Kanjama Advocates and, upon admission to the Bar, joined the Firm’s Commercial Department. Over a distinguished seven-year career, he rose through the ranks to become Senior Associate and Head of the Commercial Department before joining KKN Law LLP as a Partner and subsequently assuming the role of Managing Partner in August 2026.

- Advised high-net-worth individuals, entrepreneurs and families on private wealth and estate planning, including the structuring, establishment and ongoing management of family trusts, holding companies and other wealth preservation and succession structures.
- Advised on the acquisition, disposal, financing and registration of commercial, residential and mixed-use developments, including landmark transactions valued in excess of KES 500 million.
- Structured real estate developments through joint ventures, special purpose vehicles (SPVs) and bespoke investment structures for developers, landowners and financiers.
- Advised developers and property owners on the implementation of the Sectional Properties Act, 2020, including sectionalization of developments, establishment of management companies and issuance of sectional titles.
- Advised clients on complex land administration matters, including title regularization, Ardhi Sasa title conversions, extension of leases, change of user applications, replacement of lost titles, registration of cautions, restrictions and inhibitions, and discharge of securities.
- Provided strategic tax advisory on real estate transactions, including Capital Gains Tax (CGT), Stamp Duty and Value Added Tax (VAT) exemptions and transaction structuring to maximize efficiency and compliance.
- Successfully negotiated and prepared a broad spectrum of commercial documentation, including joint venture agreements, shareholder agreements, software and technology agreements, management agreements, commercial leases, non-disclosure agreements and other complex commercial contracts.
